A ‘P & G TIP’

Important Changes in Land and Buildings Transactions Tax (LBTT) will come in to force in Scotland on 1st April 2016.

These will dramatically affect anyone who is buying a 2nd home or a ‘Buy to Let’ property.

At the moment LBTT is only payable if the price exceeds £145,000. From 1st April 2016 LBTT would be payable on all purchases over £40,000 at a starting rate of 3% of the total price. A £50,000 buy-to-let flat for example would incur LBTT of £1,500.

For a £140,000 property (where there is presently no tax payable) there would be an extra tax burden of £4,200 for a purchaser. If you are considering purchasing a 2nd home or buy-to-let property completing matters before 1st April 2016 could bring significant savings on LBTT.

Primrose & Gordon, Solicitors and Estate Agents, Dumfries are looking for an experienced and enthusiastic Court Solicitor to join our team of Solicitors and Paralegals at Senior Solicitor/Associate/Partner level.

The role is seen as of importance to the continuing future development of the Firm and offers genuine early Partnership prospects to the successful applicant. Featuring mainly family and matrimonial work with some contractual and consumer cases, this is a varied and rewarding position with hands-on client contact from Day One.

The Firm was founded in 1782, and is by far the oldest in the South West, and perhaps one of the most venerable rural Firms in all of Scotland. Our Office at Newall Terrace on the leafy borders of the Town-Centre of Dumfries are at once attractive, historic, bright, and very pleasant to work in (Staff Kitchen with all amenities ,even a Private rear garden with picnic-bench for lunch in Summer). We are a friendly, approachable Firm and are very highly-regarded locally. We are one of those who have adapted to the various challenges facing the Legal profession with vitality and versatility, embracing modern technology and practices, but still retaining our own ethos.

Dumfries is the County Town of Dumfries and Galloway. With a population today of c 37k inhabitants, we are a couthy welcoming Community situated on the River Nith (which provides a scenic aspect to the Town), and bordered by the many scenic jewels of the Solway Coast (never more than 30 mins away by car), splendid Beaches ( e.g. Sandyhills), Nature–Reserves and innumerable Castles and Historic Sites. Dumfries itself is a University Town with the innovative Crichton Campus housing an offshoot of Glasgow University, The University of South-West Scotland, and The Bell College of Nursing on a shared semi-rural site. The Town itself has 2 Theatres (Theatre Royal and Brigend Theatre), 2 Cinemas (Odeon and Robert Burns Centre) and a modern Ice-Rink,3 Sports Centres (DG1, King George V and David Keswick Centre) and Swimming-pool (DG1) and 2 Fitness Centres (Bannatynes and DG1)not to mention numerous other cultural and athletic venues. The High Street of Dumfries is served by e.g. Marks and Spencer (Food Hall and Clothing), and a recently opened branch of Debenhams. Local Primary and Secondary schools rate well in National League tables. Golf courses are to be found in abundance, and Fishing (Solway Salmon and trout) and Sailing (Kippford and Rockcliffe) are a feature of the area. The overall quality and healthiness of life in Dumfries and Galloway is to be envied. We are not “Scotland`s best-kept secret” (Discover Scotland blurb) for nothing!

An attractive remuneration and incentives Package is on Offer for the right Candidate.
